Many people are aware of the financial returns that can be made with Real Estate.  But many also just don’t have the time to invest in all the education, research, and hands on work that is needed to purchase and manage an investment property.  Why not partner with R&B Properties?  Together we can purchase and manage an investment property to mutual benefit of both parties. 

Our Process

Investing in Real Estate with R&B Properties can be done in 5 simple steps. 

Step 1. Contact Us

Reach out to us and lets chat about your investment goals.  We do have a short application to complete to help us determine best fit as there are many ways to invest in Real Estate and we want to match your goals and risk tolerances with best REI solutions for you.

Step 2. Project Review

We do have some projects available today that may be a good fit.  We will review the project with you.  If not, we have sample projects that we have performed for other types of investments so you know what to expect.

Step 3. Contract Review

Our REIA’s will go over the contracts with you.  You will have a copy to take home, and you must seek independent legal advice before signing any contracts.

Some projects require you go on Mortgage and Title, some do not.  If you are going on Mortgage and Title you will need to provide an Investment Binder for the banks review.  Your REIA can assist you

Step 4. Funds Available

If we are working on an existing project, funds will be transferred at time of final signing.For new projects where we investing time and energy to find a suitable project, funds must be placed in trust with our lawyer.

Step 5. Quarterly & Yearly Reviews

You will chat on the phone quarterly with your REIA to discuss the financial returns and success of the project.You will meet with your REIA at least annually to discuss the financial returns and success of the project.


Step 6. Exit Strategy

This is part of every project.  Most projects are 3, 5 or 10 year time horizons but sometimes life changes.  Premature exit strategies are written into every contract.

You have Choices

Many different ways to make money in Real Estate. Concerned about risk, we can work on purchasing Turnkey Product that provides a good return with minimal risk.  Concerned about Cash Flow, we have tenants wanting to graduate out of the rental pool market with Rent To Own.  Maybe you can afford higher risk and want the highest possible returns, we have distressed properties in our portfolio now that require significant renovations.

I am interested in Real Estate Investing and want to do it myself but I have no idea where to start. Can you help?

Why not consider performing a Real Estate Investing Project with us.  By doing one together you will learn a lot about Investing and you will be ready after its completion on how to do it on your own.  And when you go out on your own, we can still stay in contact through our Advisory Services so we are always just a phone call away.

What kind of returns should I expect?

Returns can often vary by class of project but should always be higher than investment vehicles like Mutual Funds.  In the past we have generated double digit returns for turnkey projects, 15% or more for Rent to Own, and 20% or more for long term buy and holds involving distressed properties.

Do you have current projects that we can discuss, see, and potentially buy into?

Yes. We currently have a few properties, turnkey and distressed, with set budgets and expectations for returns.  We would love to sit down with you and discuss these projects.

What if I have funds but can’t qualify for a mortgage?

No worries. More challenging but sometimes we are prepared to go on mortgage and title. More importantly, we can create a three way contract where we have the expertise, you have the funds, and someone else qualifies for the mortgage.

What Cities and Towns do you invest in?

Never say never right. But currently our investing expertise is based in Hamilton and Niagara. For now, we like to stick with what we know and we are good at.
