Finding New Tenants

Marketing your property and getting top dollar is all about creating great ad copy, photos, and managing the ratios. 

R&B are experts at this and ensure you get top dollar for your units.

Rent Collection

Our staff will work with those tenants who need assistance but also be tough on those that abuse the system.  They are great at their jobs.  And are empowered to ensure rents are received on time.  When not, they are trained in LTB Notices and Filings.  Rest assured that your matters will receive top priority, forms will be completed with utmost accuracy, and your case will be heard with the best possible outcome obtained.

Bill Payments & Cash-flow Management

One service that sets R&B Properties apart is our bill payment policies.  Not only do we pay all the trades, but if you send us taxes and insurance, utilities and even your mortgage, and we will make sure these bills are paid on time. 

Even if you hit a bump in the road and the cash is not there, R&B will make sure these important bills are paid each month.  Come tax time, couple with Rent Collection, R&B is providing you with all you need to prepare your tax file.  Essentially providing Bookeeping Services for a nominal fee.

Manage Lease Ups

Do you send out your yearly increases on time and on the proper forms?  Do you know if you don’t use the LTB form your tenant can file an application against you and win?

R&B makes sure notices go out on time, and on the right forms, so increases occurr every year.

R&B also works with the better tenants to sign new leases each year.  This is especially helpful when you are refinancing as banks want to see recently signed leases.

Regular Maintenance & Small Renovations

Crews on staff to provide repairs at a reasonable cost.

HVAC and others under contract to provide reduced costs that are passed on to you.

Even our material suppliers provide us with special pricing given our size and all savings are passed on to you.

Generate Owner Statements

Our systems are electronic and online.  You can view your property and its performance at any time.  R&B also posts a number of reports including Property Statement, Tenant Ledgers, Maintenance Lists, and more on the first business day of each month.

Manage Financial Performance

Available when R&B is collecting all rents and paying all bills.  Our statements are now true reflections of the financial performance of your property.  And rest assured that we are monitoring it every month.  Making sure it is performing well and making suggestions when we feel it is appropriate.

24/7 Emergency Call Response

Have you ever gotten a call about a broken furnace in the middle of the night?  On a Friday?  I know you have.  Let’s face it.  Not sure how or why but these things never happen Monday morning.

Construction Experience

Full Services

Our Full Service Contracts cover everything.  They put the word Passive, back into the phrase Passive Investing.  From maintenance, to rent collection and bill payment, and so much more.  Essentially all of our services described below are included.

Pricing is just 8% of the rent roll with lower rates depending on the number of units in the building.  Extras include LTB Filiings (Starting at just $195)  and Lease Up Services (First Month’s Rent plus advertising costs).

Absolutely.  You want our A-La-Carte Services.  Let us know what areas you need assistance with and we can put together a contract that is best for you.

I am looking at buying my first investment property. I have gone to see a few but just not sure what is a good purchase versus a great purchase. Can you help?

Absolutely. Our Property Manager’s love going into properties and advising on improvements that will generate the optimal rents.  Call us to discuss before your next house visit.

I am having problems collecting rents from my tenants but I am unsure how to proceed with all the LTB Forms and Filings. Can you help me?

We have trained professionals who know all the nuances of the LTB and RTA systems and procedures.  We can take over your filings for you, or just be on the phone to help you through the process to ensure they are properly completed.  And for those really tough cases, we have Paralegals on Contract who can take over these files and obtain the best possible outcome for you.

I have been self managing for many years but I still don’t know everything and things keep changing. Can you help me to keep managing on my own but make sure I don’t make any mistakes?

Our Advisory Services are available at a very low fee.  Just $20/month on a prepaid annual contract, or $30/month on a monthly subscription.  With this service you simply book an appointment with us on Facebook and we are there to help you over the phone.

What if I want to start with Advisory Services but in the future I may want to upgrade to A-La-Carte or Full Service Contract. Can I do this or am I locked in?

You are never locked in.  All our contracts can be switched at any time.  You can start with Advisory Services and easily switch to some components of A-La-Carte.  You can change your A-La-Carte options at any time.  Or even start with a Full Service Contract and downgrade to A-La-Carte.  Flexibility in our service offerings is key.
